MV Immoterra - Real Estate Switzerland Selection

MV Immoterra provides diversified, indirect exposure to the Swiss real estate market, primarily through listed real estate funds and equities (long-only).

The investment objective of generating an appropriate risk-adjusted performance is to be achieved through a balanced, disciplined and diversified investment policy based on active security selection. The selection of companies and investments is made on a discretionary basis, with quantitative (model-based) approaches also being applied as part of the selection process.The investment approach combines quantitative and qualitative factors and is based on a combination of bottom-up financial analysis using financial metrics and a highly detailed analysis of the real estate portfolio down to the level of individual properties. This enables market opportunities to be identified and capitalized on in the best interests of the investor.

In selecting individual securities, consideration is given not only to each security’s specific performance potential, but also to its respective proprietary MV Sustainability Rating. This results in an improved medium-term risk-return profile for the L-QIF compared with the SWIIT.
The MV Sustainability Rating used also serves as the basis for the regular and transparent presentation of Immoterra as sustainability performance. This enables investors to provide their shareholders and stakeholders with the desired transparency regarding the sustainability of the indirect real estate investment.We have been using the MV Sustainability Rating in our investment process for approximately five years, during which it has become established as a robust and informative investment criterion. The rating focuses not only on point-in-time portfolio data (e.g. GRESG, MINERGIE, GEAK), but also takes into account the development of key sustainability indicators over time.

Drawing on many years of successful investment expertise, we pursue a disciplined, risk-adjusted investment approach. Within Immoterra, this approach is complemented by the sustainability component and by regular sustainability reporting.

Sustainability Rating

Determination of the MV Sustainability Rating (as a meta-rating), taking into account existing benchmark, index and label assessments, supplemented by additional publicly available quantitative and qualitative information as well as an individual management assessment.

The rating system is designed as an open framework, allowing new topics to be incorporated or weighting adjustments to be made at any time as requirements evolve over time.

The Sustainability Rating can be determined for all indirect real estate investment vehicles (funds, real estate companies and investment foundations) and can be consolidated at the level of indirect real estate portfolios.
